UAE
Our portfolio includes several dozen projects in Dubai alone, and we can confidently say that the city offers a wide selection of luxury residences capable of meeting the expectations of even the most discerning clients.
Dubai remains one of the world’s most attractive cities for real estate investment, thanks to high rental yields, zero property tax, and consistently strong demand from residents alongside a steady inflow of international capital.
- According to Knight Frank, the city continues to hold its position as a magnet for high-net-worth buyers who view property in the UAE not only as an investment, but as part of a lifestyle.
- Market growth is also reflected in the data: in the first quarter of 2024, property prices in Dubai rose by 20.71% year-on-year, while villa prices increased by 22.08%.
- According to Arabian Business, the ultra-prime segment has already surpassed $10 billion in investment volume. These figures confirm Dubai’s status as the Middle East’s true “investment jewel.”
One of our projects this year was a landscape design for a private estate in the prestigious Dubai Hills area — a luxury community of villas and apartments set around a golf course.
For a 1,700 m² plot, we designed a rotunda, a floating infinity pool, and a multifunctional podium stage. The client frequently hosts friends for private events and closed performances, so the space was planned to accommodate social gatherings as well as moments of solitude.
Taking different lifestyle scenarios into account, we organized the garden to allow residents to enjoy privacy and quiet reflection. Stone slab pathways form a personal route through the landscape, where each curve of the terrain and every plant symbolizes movement and progression.

Qatar
Qatar is steadily strengthening its position on the global investment map thanks to economic resilience, political stability, and ambitious national development programs. The country’s real estate market continues to grow: according to Mordor Intelligence, the residential segment is valued at $13.45 billion in 2025 and is projected to reach $19.45 billion by 2030.
Qatar is actively developing new districts — most notably Lusail, which has become a symbol of contemporary Qatari urbanism. Financial hubs, cultural centers, new transport infrastructure, and prestigious residential developments are emerging here. For foreign investors, one of the key advantages is the opportunity to purchase property in designated freehold zones, making the dream of owning a private villa in Qatar a reality. This factor drives long-term demand and investment appeal.
Our portfolio includes experience working with royal families, and one of our most responsible and complex projects was a 6,400 m² architectural residence in Qatar. In collaboration with local architects, and through deep study of regional culture and climate conditions, we created a unique international project. It became a Studia 54 interpretation of a classical Eastern palace, enriched with sophisticated engineering solutions, a thoughtfully structured layout, and panoramic views.

India
India is among the most dynamic real estate markets in the world, and the years 2026–2027 are set to further strengthen this position. According to JLL, by 2025 the market is transitioning into a more stable phase, with growing demand in the premium segment.
Rapid infrastructure development — including new metro lines, technology-driven business clusters, and improved transport connectivity — is shaping strong long-term growth potential. Cities such as Mumbai, Bengaluru, Hyderabad, and Pune are already demonstrating record-breaking sales volumes and steady price appreciation per square meter.
Studia 54’s portfolio now includes over 40 projects across India, with several new ones currently in progress. India has become a long-term partner market for us, where clients return with new commissions or recommend us to colleagues and friends. Over the past year, our team worked on a comprehensive project in Kolkata that included architectural design, landscape planning, and interior design. The client entrusted us with creating a dedicated residence adjacent to his main home — a space intended for hosting distinguished guests, formal events, and private gatherings. The residence is framed by a fairytale-like garden that blooms year-round. For the client’s wife, we designed a rooftop garden where she can enjoy fragrant flowers under the stars.

Thailand
Thailand offers something that is difficult to find in Europe or the Middle East at the same investment level: a true year-round resort lifestyle. The country remains one of the world’s leading tourism destinations, ensuring stable demand for serviced apartments and investment properties in Phuket, Chiang Mai, and Bangkok.
One of our clients — the owner of several guest villas — approached us to design his private residence. His home was conceived as a business calling card, making it essential to create a lasting impression on guests.
For this villa, we also designed the surrounding landscape, incorporating over 500 trees and shrubs and placing art objects throughout the site. The concept is built around the collision of natural elements, resulting in a vivid, expressive, and dynamic project that fully reflects the client’s vision and status.

Spain
Spain remains one of the most stable and attractive real estate markets in Europe, driven by its mild climate, well-developed infrastructure, and consistently strong demand from international buyers. The country also continues to lead Europe in the number of transactions involving non-residents.
This year, we developed our first architectural project for a two-story private residence in the prestigious Golden Mile district. The Studia 54 team designed the home with precise orientation to the cardinal directions and carefully integrated it into the Mediterranean landscape. The architecture reflects our signature style: complex proportions, harmony with the natural surroundings, premium materials, and thoughtfully designed walking routes shaped around everyday living scenarios.

The geography of our projects continues to expand each year. Today, Studia 54’s portfolio includes more than 650 completed projects across 32 countries.
