One of the most noticeable changes in recent years has been the increase in the area and functional saturation of spaces related to the restoration and maintenance of health.
Previously, the swimming pool or sauna were perceived as additional rooms, but today the SPA is designed as an independent part of the residence with a complex set of engineering systems. In addition to swimming pools, hammams and saunas, such spaces include

- rooms for individual wellness treatments

Such solutions require a special design approach. As part of the project, it is necessary to take into account the parameters of humidity, air exchange, acoustic comfort, thermal regime and natural lighting.
For example, in a 740 m² residence in Uzbekistan, the spa unit is located on the ground floor and is integrated into the overall structure of the building: the pool space is organized in such a way as to allow free movement around the bowl and convenient access to the sauna, hammam and showers. The connection with the surrounding landscape is built through panoramic glazing, which allows you to combine internal and external recreation scenarios into a single spatial system.

Outdoor terraces and lounge areas
The concept of a unified system of internal and external spaces remains one of the key directions in the development of residential architecture. A significant part of the life scenarios is transferred to terraces, outdoor lounges, pool areas and indoor spaces located on the border of the interior and landscape.

For example, in the Kanso no le residence in Vietnam, the architecture of a 630 m² house is located on a plot of only 760 m², so the landscape solution is based on the principle of multi-layered, loose planting. This approach preserves natural ventilation and visual openness, so that the site is perceived to be significantly larger than its actual area. The panoramic glazing of the upper floor enhances this effect, visually dissolving the architecture in the surrounding greenery.

As the area of the residence increases, the complexity of its operation increases. That is why one of the most demanded solutions is the organization of separate logistics for staff. This is laid down at the first stages of design, when planning solutions for the lifestyle of the family are created.

In practice, we are talking about creating an independent movement system inside the house, which includes service corridors, technical rooms, additional entrances and separate routes.

This approach minimizes the intersection of service processes with the daily lives of owners and guests. Moreover, proper organization of internal flows directly affects the level of privacy and operational efficiency of the facility.
In the Whispering Oaks residence with an area of 1400 m² in Canada, this principle is laid down at the level of the planning structure: staff routes are organized so as not to overlap with the routes of the owners. The garage is designed as a glazed volume integrated into the overall aesthetics of the house, and the guest parking is hidden by plastic facade. In large residences, such solutions have long been a sign of thoughtful architectural design and have actually become an essential element of the planning structure.

Acoustics issues are of key importance. The geometry of the room, the location of engineering communications, the selection of finishing materials and the configuration of furniture have a direct impact on the sound quality.
Additionally, space transformation scenarios are taken into account. In addition to watching movies, such rooms are used for presentations, gaming sessions, broadcasts of sporting events and private screenings. As a result, the home theater is becoming a high-tech environment that requires the complex work of architects, engineers, and multimedia system specialists.

The growing interest in private art collections has a direct impact on the architecture of modern residences.
Special attention is paid to the museum principles of exhibiting. An individual lighting scenario is selected for each object, allowing you to reveal the texture, color and volume of the work without adversely affecting the materials.

Security and privacy
Safety remains one of the key tasks in the design of high-end facilities, but the methods of ensuring it have changed significantly.
Modern residences are increasingly using architectural tools to create a private environment. These include hidden access routes, enclosed courtyards, buffer spaces between public and private areas, as well as carefully thought-out orientation of the building relative to neighboring areas.

In the 2220 m² Kokoro no Niwa residence in Hungary, the composition is designed so that the main living spaces of the ground floor are oriented towards the inner Japanese garden with a traditional rock garden, rather than the outer perimeter of the plot. The terraces are equipped with shoji partitions, wooden lattice frames that regulate natural light, form a play of shadows and create an intimate atmosphere with complete protection from external surveillance. That is why today safety is considered as one of the fundamental principles of architectural design.
