The liquidity of luxury real estate is the ability of a house or residence to remain in demand and retain its value over time. In the premium segment, it is shaped not by a single factor, but by how well thought-out and versatile the project is.
Studia 54 projects hold strong positions in the real estate market because we create homes that remain relevant at any time. They are places where people want to live, relax, think, feel — and return to again and again.
Today, the market clearly shows: an expensive home is not always a liquid asset. A property becomes liquid when it combines a prime location, timeless architecture, and a comfortable interior.

Location: Where It All Begins
Location continues to play a decisive role. For luxury real estate, both proximity to the city and the surrounding environment matter: the level of the community, infrastructure, security, and the overall neighborhood profile.
In Dubai, high demand is concentrated in prestigious waterfront and master-planned communities such as Sobha Hartland, Port de La Mer, and Bluewaters Island. These locations combine privacy, developed infrastructure, and convenient access to the city’s key districts. Limited supply in prime areas supports stable demand, even during periods of economic or political uncertainty.

At the same time, secluded plots by the water or surrounded by greenery can also be highly liquid — provided they offer convenient access and reasonable travel time to the city’s main hubs.

Liquidity Is Determined at the Design Stage
A home’s value ten years from now is defined at the architectural design stage. Working with a professional bureau helps avoid extremes: when a house is either too generic or overly tailored to one owner and therefore unclear to the market.
Liquid projects combine individuality with broad appeal. They reflect the character of the owner while remaining universal for a future buyer.
For example, this residence was designed for a client who plans to sell it in the future. The original concept included extensive landscaping and suspended greenery. However, the client pointed out that plants require maintenance and may not appeal to a future owner. We decided to remove the greenery, which emphasized the monumentality of the structure and the clean lines of the façade.
We also replaced the exterior finishing material: perforated metal was substituted with a more durable and corrosion-resistant solution. As a result, the residence requires minimal additional maintenance and becomes a more liquid asset on the real estate market.

Layout and Everyday Comfort
Buyers of luxury real estate primarily evaluate whether the home is comfortable for daily living.
The layout must be logical and flexible: public areas for socializing and entertaining, private zones for relaxation and family life. Technical rooms, storage areas, laundry facilities, and engineering systems must be planned in advance and should not consume valuable living space.
These details rarely attract immediate attention, but they are exactly what shape the feeling of a premium-level home.
Engineering Systems
A luxury home must be technologically advanced. At the same time, what matters is not the number of gadgets, but reliability and ease of operation.
Climate control, ventilation, security systems, and backup power increase comfort and reduce operational risks. It is essential that engineering systems can be upgraded over time, as this significantly extends the lifecycle of the property.

Privacy
For a luxury home, privacy is one of the key criteria. The ability to remain undisturbed — even when staff are working in the house — significantly affects the property’s value.
The Studia 54 architectural team approaches this aspect with great attention to detail. Separate entrances, carefully planned staff circulation routes, and clear zoning make a home more comfortable and, surprisingly, more liquid.
Landscaping can also play an important role. We often use greenery as a natural screen to shield residents from outside views. For those who prefer a more architectural solution, slatted systems can be an elegant alternative.

Materials and Exterior Appearance
Natural stone, wood, a calm color palette, and materials that age beautifully contribute to liquidity far more effectively than short-lived trends.
Bold trends may look impressive today but quickly lose relevance. The architecture and interiors created by Studia 54 can be described as timeless. Our extensive experience — developed over years of studying global trends, cultures, and client expectations — allows us to create solutions that remain актуal long into the future. In fact, many of the ideas we implemented five years ago are only now gaining widespread popularity.
A home that remains visually relevant over time is always easier to sell and commands a higher valuation.

Landscape and Surroundings
We believe that a residence is an extension of its landscape. That is why the recognizable Studia 54 style features elongated forms, complex spatial compositions, double-height spaces, and color palettes that harmonize with the surrounding environment.
Thoughtful landscaping, preserved natural relief, and carefully designed viewpoints enhance the perceived value of the property.

Liquidity in luxury real estate is formed long before the moment of sale. It depends on how comfortable the home is for living, how clearly it is understood by the market, and how well it is executed.
In 2025–2026, the best-performing properties are those where architecture, interior design, and lifestyle scenarios are carefully considered. These are the homes that preserve their value and remain in demand for years.
