Transaction volumes in the residential segment have reached record highs, and analysts forecast continued, sustainable price growth through 2026. Demand is driven by expats, investment funds, and high-net-worth individuals who choose Dubai both as a place to live and as a tool for capital preservation and growth.
The Studia 54 team has been working in Dubai for several years, delivering dozens of architectural and interior design projects. Being directly involved in shaping property value, we would like to highlight the most attractive areas for real estate investment.
The Palm Jumeirah — the ultimate symbol of status and luxury
Palm Jumeirah is Dubai’s most iconic address and remains the benchmark of a premium lifestyle. The island is home to branded residences, private villas, and landmark developments overlooking the Arabian Gulf.
Limited supply combined with exceptionally high liquidity keeps demand strong even at peak price levels. It is on Palm Jumeirah that the most expensive transactions are concluded — deals that serve as a clear marker of the buyer’s status.
Studia 54 took part in the creation of one such residence — Villa Stingray, a 2,960 m² private villa occupying two full plots on one of the Palm’s fronds. The architecture is defined by a refined interplay of white stone, rare metals, and softly sculpted façades in the recognizable Studia 54 style. The residence appears to dissolve into the landscape, opening panoramic views of the Arabian Gulf and creating the atmosphere of a secluded private oasis.

Dubai Hills Estate — a premium community for family living
Dubai Hills Estate is one of Dubai’s most well-balanced districts and will continue to strengthen its position in 2026 as a prime location for long-term living. Often described as a “city within a city,” it brings together a championship golf course, expansive parks, schools, medical facilities, and retail destinations. Dubai Hills offers a rare combination for Dubai: privacy, greenery, and excellent connectivity.
In 2025, the Studia 54 team worked on a landscape design project for a 1,700 m² private plot in Dubai Hills. The concept was built around the idea of a personal route — a space where movement across the site becomes part of a daily ritual, encouraging a slower pace and a deeper connection with the environment.

Sobha Hartland — a green urban community
Located within Mohammed Bin Rashid City, Sobha Hartland stands out for a concept that remains rare for Dubai: expansive greenery, a carefully shaped microclimate, and close proximity to the city’s main transport arteries. In 2026, the district continues to attract those seeking a balance between nature and immediate access to the urban core.
One of Studia 54’s signature projects in Sobha Hartland is a 1,122 m² private villa interior. At the heart of the concept lies the idea of architecture as art. Exclusively for this project, we created a bespoke installation featuring delicate lotus buds crafted from ultra-fine fabric, softly illuminated above a reflective water surface.

The residence includes formal reception areas, several family living rooms, a private cinema, and a dedicated SPA zone. This format reflects one of the defining trends of 2026 — multifunctional spaces that seamlessly adapt to different lifestyles and scenarios.

Bluewaters — a private resort island
Bluewaters is an artificial island with a rich infrastructure, often referred to as the “pearl” of Dubai. Its sense of seclusion, premium services, panoramic views of the bay, and world-class entertainment make it a priority choice for discerning buyers. Located near Dubai Marina, the island combines privacy, a refined resort atmosphere, and a fully developed urban environment.
One of Studia 54’s projects was realized precisely here — the interior of a 1,000 m² private residence for an Emirati entrepreneur, the owner of a boutique hotel group. The home was conceived as a reflection of his hospitality philosophy, serving as a spatial manifesto of his approach to luxury.

The interior became an interpretation of tropical chic: Eastern motifs, sophisticated lighting scenarios, tactile premium materials, and bespoke decorative elements created from the designers’ original sketches. For property owners on Bluewaters, such interiors function as a true calling card — a statement of status, taste, and lifestyle.

Port de La Mer — a European coastal lifestyle
Port de La Mer in Jumeirah 1 is a rare example for Dubai: a calm waterfront district with a distinctly European atmosphere. Marina promenades, low-rise architecture, and views of the Persian Gulf create a sense of relaxed seaside living combined with refined urban comfort.
Recently, Studia 54 presented a 516 m² residential design project here for an international entrepreneur. The client’s key requirement was absolute exclusivity — a complete rejection of standard solutions in favor of bespoke art objects and individually developed design elements.

For this project, we created a series of unique design features, including a sculptural installation with metal bowls and dried amaranth enclosed within a glass cube. This artistic composition became a conceptual focal point of the interior, reinforcing the residence’s collectible character and emphasizing its one-of-a-kind identity.

If you are considering purchasing property in Dubai this year, it is worth starting with your lifestyle. Palm Jumeirah, Dubai Hills Estate, Bluewaters, Sobha Hartland, and Port de La Mer each represent a different way of living: privacy, family-oriented comfort, resort-style relaxation, closeness to nature, or a European coastal lifestyle. Which one resonates with you most?
What unites all these districts is a high standard of living, advanced infrastructure, and innovative architectural solutions. The Studia 54 team is ready to create a project that reflects your lifestyle — a space that becomes a source of inspiration, comfort, and lasting value.
