Dubai remains a true magnet for those who seek comfort, exclusivity, and a refined lifestyle. In 2025, the city became the global leader in premium real estate transactions, surpassing even New York in attractiveness.
In the coming year, Dubai will maintain its leading position thanks to its exceptional quality of life, favorable investment climate, and a wave of innovative residential and urban-development projects. The market remains stable, offering a diverse range of districts, boutique residences, and branded villas. Active development by the city’s top developers confirms one thing: Dubai is the most promising investment destination of 2026.
The Studia 54’s portfolio already includes dozens of projects in Dubai, and soon we will present several new ones that we’ve been working on over the past months. In our view, Dubai’s real estate market offers an outstanding variety of luxury properties capable of satisfying even the most discerning clients. Below we highlight the premium districts worth your attention in 2026.
The Palm Jumeirah
Based on current trends, the top Dubai communities of 2026 are those with world-class infrastructure — and Palm Jumeirah confidently takes first place.
The island is home to numerous upscale residential developments, including Six Senses Residences The Palm with beachfront penthouses and villas, the Waldorf Astoria Dubai Palm Jumeirah resort complex, and a collection of private luxury villas. A private villa remains the most expensive type of real estate in Dubai — and we had the privilege of working on one of them.
The Stingray Villa stands on Dubai’s most iconic island and spans two full plots on one of the Palm’s fronds. Its white façade, natural stone, panoramic glazing, and rare metal accents create a sculptural silhouette that dissolves into the landscape. This is a nearly invisible oasis-home overlooking the Arabian Gulf — exactly the vision our client dreamed of.

Dubai Hills Estate
Luxury residential communities in Dubai Hills Estate offer refined villas and apartments set around an expansive golf course. The master developer of the area is Emaar.
This district is known for its family-oriented atmosphere, well-developed infrastructure, abundant greenery, landscaped parks, and breathtaking views of the Burj Khalifa.
This year, we worked on a landscape design project for a 1,700 m² plot in Dubai Hills. Inspired by the natural plasticity of the terrain, we explored the idea of a personal route — an inner journey where every curve of the relief and every planted element symbolizes movement.

For this project, we designed a rotunda, an infinity pool seemingly floating above the ground, and a multifunctional podium-stage. The client enjoys hosting guests and plans to hold private celebrations and exclusive performances within this space.

Bluewaters
Bluewaters is a luxury-class residential community created for true connoisseurs of an elevated lifestyle. Located on a man-made island in the Arabian Gulf, just minutes from Dubai Marina, it is often called the “Island of Blue Waters” and the “Pearl of Dubai.” The island offers a rich mix of infrastructure and leisure destinations, including Ain Dubai — the tallest observation wheel in the world.
Bluewaters combines a sense of seclusion with a calm, resort-like atmosphere. The island is home to only a limited number of private villas, and the interior design of one of them was created by the Studia 54 team.

The client was an Emirati entrepreneur who owns several boutique hotels. His private residence was conceived as a signature statement — a reflection of the atmosphere, aesthetics, and level of service embodied in his hospitality projects.
The interior of the Bluewaters villa became an expression of tropical chic. Eastern aesthetics, a sense of refined hospitality, bold accent details, and our signature design approach come together in a cohesive, expressive space. Designed in the recognizable Studia 54 style, this residence has become a symbol of status — one that resonates with discerning property owners along the shores of the Arabian Gulf.

Sobha Hartland
Sobha Hartland is a residential community set along the Dubai Water Canal, located in Mohammed Bin Rashid City. It is known for its blend of luxury living, expansive green landscapes, and close proximity to the city’s key landmarks. More than 300 species of plants and trees grow here, creating a unique microclimate and a rare sense of natural balance within the city.
One of our favorite projects from last year is the interior of a villa in Sobha Hartland. For the residents, we created an inspiring world where every space reveals something distinctive. Exclusively for this project, we designed an airy installation with delicate lotus buds. The flowers are crafted from ultra-light fabric and softly illuminated above the water surface, creating a poetic, almost weightless effect.

In the 1,122 m² residence, we designed a luxurious dining area and a formal living room for hosting distinguished guests — spaces perfectly suited for both elegant dinner parties and large celebratory events.

For the client’s large family, the villa also includes multiple living rooms, cozy bedrooms, a lounge area, a private cinema, and a full spa block. By the way, you can take a virtual tour of this villa via the link.
Sobha Hartland is an ideal choice for those seeking a balance between a calm, nature-oriented lifestyle and quick access to Dubai’s urban infrastructure.
Port de La Mer
Port de La Mer is a coastal district in Jumeirah 1, stretching along 2.5 km of pristine beaches. Residents enjoy panoramic views of the Arabian Gulf and Dubai’s skyline, combining seaside living with the rhythm of the city.
Recently, we presented an interior design project created for this new waterfront destination in one of Dubai’s most prestigious areas. Here, we embodied all the hallmarks of the Studia 54’s style: a high level of detail, bespoke design solutions, adaptability to different lifestyle scenarios, premium materials and furniture brands, as well as complex compositional and color accents.
The client is an entrepreneur with international ties, and his key requirement was absolute exclusivity — no standard solutions. Our designers developed a large number of art objects created exclusively for his family.

One of the signature custom elements became a sculptural installation. Inside a glass cube, we placed metal bowls from which dried amaranth appears to cascade. This artistic composition by the Studia 54 team captures the idea of beauty frozen in time.

Dubai’s residential projects in 2026 are a choice for those who see real estate as an investment in quality of life. The market continues to evolve alongside the city itself, offering new architectural concepts and a wide range of premium opportunities.
We have highlighted elite areas we have worked with over the past few years: Palm Jumeirah, Dubai Hills Estate, Bluewaters, Sobha Hartland, and Port de La Mer. Each has its own distinct character — breathtaking gulf views, proximity to golf courses, island privacy, or direct access to white-sand beaches.
The choice depends on the lifestyle you envision. Our role is to transform that vision into a space that precisely reflects your habits and character — a place where you feel comfortable and inspired every day.
