Interiors of luxury residences in the UAE 2026-2027: design as a key asset of premium real estate

By 2026-2027, the luxury real estate market in the UAE has become noticeably more complex and demanding. On the one hand, the premium segment continues to grow: in 2024 alone, the number of transactions with objects more expensive than 20 million AED increased by about 28%. On the other hand, almost 40% of international investors still do not feel confident when choosing, because it is increasingly difficult to distinguish a truly thoughtful space from a spectacular, but superficial one.

In this context, the interior performs the function of primary quality control of the object: it reads the degree of elaboration of the project and its compliance with the declared level.

In these conditions, the focus shifts from external parameters to the internal organization of the space. Planning solutions, the logic of usage scenarios, and the stability of these solutions over time are becoming important. The geography of Studia 54 projects covers more than 32 countries, while the experience of implementing projects in the UAE is one of the most striking and unique.

Art objects in the interior as a new standard: residence in Port de La Mer

One of the key trends in premium real estate is the transition from universal solutions to deeply personalized spaces.

Port de La Mer is a premium coastal residential area in the Jumeirah area of Dubai, UAE. The project combines Mediterranean architecture, a private marina and access to the beach, creating the atmosphere of a resort in the city center. It is part of a large-scale project by the developer Meraas aimed at developing coastal communities.

The central role is assigned to the art object, around which the interior structure and the distribution of visual accents are formed.

The project did not use repetitive design solutions. All the elements are designed based on the author's sketches, and the materials are selected in accordance with the general concept. As a result, the interior forms an independent identity of the space and becomes one of the factors of its perception in the market.

As a result, the interior is a multi-layered structure in which functional areas retain their autonomy, while remaining part of a single logic.

Traditional elements in the style of Studia 54: villa on Bluewaters Island

Modern premium design in the UAE is increasingly based on the local cultural context, reinterpreting it in an up-to-date aesthetic.

Bluewaters Island is an artificial island off the coast of JBR in Dubai, including residential residences, hotels, restaurants and entertainment spaces. It has become one of the notable urban spots thanks to the Ain Dubai Ferris wheel and the general resort atmosphere of the area.

In this project, majlis becomes a key element — a traditional space for receiving guests, which has a lasting significance in regional culture. In the interior, it is interpreted through modern means of expression: a light composition, a rich color palette, large stone surfaces and accent decorative elements.

This solution preserves the cultural basis of the space, while adapting it to modern usage scenarios. As a result, the interior acquires a pronounced social function related to communication and status formation.

In Dubai, the boundary between residential and commercial spaces is gradually blurring. Restaurants, lounges and clubs are designed according to the same principles as private residences.

The view of the Burj Khalifa, which becomes part of the composition, plays a key role in this project. The interior does not compete with it, but enhances perception due to reflective surfaces, thoughtful lighting environment and zoning, creating a balance between openness and privacy.

It is important that such spaces are designed not only as functional, but also as social platforms, where design directly affects the status and perception of the brand.

Key trends in interior design 2026-2027

The analysis of the presented projects allows us to identify a number of sustainable trends:

Personalization of solutions

Interior design is based on individual requirements and usage scenarios.

Scenario organization of the space

The interior is formed as a sequence of functional and emotional states.

The role of light

The light environment is considered as an independent tool for shaping space.

Material complexity

Combinations of different textures and materials are used to form the depth of perception.

Working with the cultural context

Traditional elements adapt to modern conditions without direct copying.

Interior design as a strategic element of value

In 2026-2027, it is the interior that determines whether an object will be perceived as a standard premium property or as a higher-level product. It affects the liquidity, investment attractiveness, emotional value, and uniqueness of an object on the market.

The Studia 54 projects demonstrate an approach in which the interior is considered as an independent system that forms the value of an object at the level of its internal organization and user experience.
