Implemented Studia 54 projects: exact compliance with the concept

According to industry statistics, up to 70% of construction projects are implemented with delays, and budget overruns can reach 30-50%. However, the main problem is not only the timing or additional costs. During construction, the project gradually begins to change: contractors propose to replace materials, individual technical solutions are simplified, supplies are shifted, and changes that individually seem insignificant gradually lead the object away from the original concept.

In the summer of 2025, a young couple contacted Studia 54 with a request for a modern interior in a light palette, made in the studio's corporate style. In addition to aesthetics, the customers were interested in another question: whether it would be possible to implement the project without deviations from visualization, meeting the agreed deadlines and budget. Nine months were allocated for the construction.

This project has become a good example of the fact that the coincidence of visualization and realized interior is the result of a well — built project management system. It allows you to maintain the architectural concept throughout the entire construction, to control the timing, budget and quality of execution.

Why do projects lose their original concept?

Most deviations are not caused by design errors. The reason is usually that design, construction, and supplies are handled by different participants in the process, each of whom is responsible only for their own part of the work.

Any change triggers a chain of consequences. The postponement of delivery dates affects the schedule of finishing works, the replacement of materials requires adjustments to related solutions, and the postponement of engineering work shifts the subsequent stages of construction. As a result, the project gradually begins to differ from the concept that was approved by the customer.

That is why in modern projects, the quality of implementation is determined by how effectively all processes are managed.

How Studia 54 builds project implementation

There is not enough high-quality documentation or a strong construction team to keep the project in the form in which it was conceived by the designers. A unified management system is needed in which design, configuration, and construction work synchronously.

In Studia 54, this task is solved by a personal project manager. He accompanies the facility at all stages of implementation, coordinates the work of architects, engineers, contractors and suppliers, monitors compliance with the schedule, budget and accepted design decisions. For the customer, this is a single point of responsibility and constant access to up-to-date information on the progress of construction.

The work of a personal manager is based on three interrelated areas: construction management, project completion, and author supervision. Each of them is responsible for their own area of work, but only their joint work allows us to avoid situations where a local change leads to a revision of the entire project.

Case: when a design concept is preserved down to the last detail

For the customers of the 200 m2 apartment project, it was crucial to get an interior that would match the approved visualizations. In addition to aesthetics, much attention was paid to the timing of implementation: The construction had to be completed in nine months without a review of the budget and key design decisions.

Such projects require precise coordination of all processes, from the supply of materials to the daily monitoring of construction work. Therefore, construction management, configuration and author's supervision were carried out comprehensively at all stages of implementation.

Master bedroom with dressing room

One of the most technically challenging solutions was the bedroom, combined with a dressing room through a decorative partition behind the headboard. Such a composition requires high precision of execution, since the slightest deviations in the geometry of the partition, the location of the built-in lighting or furniture immediately become noticeable.

Throughout the entire implementation phase, Studia 54 specialists monitored the compliance of each element of the project documentation. Thanks to this, it was possible to preserve the integrity of the composition and realize the space exactly as it was conceived at the design stage.

Master bathroom

The master bathroom is built on the contrast of dark surfaces, light stone and soft decorative lighting. The visual effect of the space largely depends on the accuracy of the execution: the geometry of the cladding, the location of plumbing equipment, the integration of lighting and the quality of natural stone processing.

Thanks to the control of each stage of work at the facility, we managed to preserve the composition of the room, its proportions and the atmosphere that was laid down at the visualization stage.

Dressing room

Even at the design stage, the dressing room was considered as a full-fledged interior space. The composition was based on a combination of dark wood, light fluted facades, brass fittings and built-in lighting.

To realize this space, it was necessary to synchronize the production of cabinet furniture, the selection of fittings, the supply of finishing materials and the installation of lighting. Any shift in timing would affect the subsequent stages of finishing.

Due to the preliminary planning and supply control, all the work was carried out in the planned sequence. As a result, the realized dressing room has fully preserved the proportions, materials and lighting scenario provided by the project.

Bottom line: why does the project remain the way it was conceived

This project was completed in 9 months. We tried our best to preserve all the key solutions, materials, lighting scenarios and compositional techniques laid down at the design stage during construction.

This result is achieved through a project management system in which all processes are interconnected. Construction management ensures the coordination of the participants and the observance of the calendar schedule. The complete set synchronizes the supply of materials and equipment with the progress of work. The author's supervision controls the compliance of the project documentation implementation and allows timely correction of any deviations.
